Part I – Rental Policies & Conditions
Terms During the Covid-19 pandemic
During the COVID-19 Pandemic that is currently affecting the world, we realize that some of our regular terms & policies must be changed to reflect this unsure time. Please see below for terms applying to this pandemic. The following terms currently only apply for the month of May. Updates will be made as needed as federal restrictions and guidelines change.
Cancellation during COVID-19
Changes in our cancellation policy will be managed on a case-by-case basis should you request to cancel due to the COVID-19 pandemic. Any written agreement, to include email, VRBO/AIRBNB message, with a stand member of Buried Treasure Rentals stating a change in your cancellation policy will supersede any and all above mentioned cancellation policies.
For reservations made through the Buried Treasure Rentals website: If you request to cancel your booking within two (2) weeks prior to your check-in date, a full refund will be issued, minus a 2.9% service fee.
For reservations made through VRBO and AirBnB: The cancellation policy listed on the reservation page of the VRBO or AirBnB (respectively) will apply.
The following exception will apply to all reservations, booked through BTR, VRBO, and AirBnB: For reservations that begin on the same date that any/all of the below stated restrictions are held, a full refund will be issued minus the applicable service fee for each website respectively.
- The State of Florida is under a shelter-in-place or stay-at-home order.
- The State of Florida has banned short term vacation rentals.
- Walton County has closed the use of public and private beaches.
- Sandestin Golf & Beach Resort has prohibited the entrance of non-resident guests on property.
- Your home state will remain under a shelter-in-place or stay-at-home order until the check-in date.
- Someone in your group tests positive, or is suspected of being positive but unable to be tested, before your stay. Proof of test or a letter from a doctor may be required.
If you become aware of any of these conditions applying, please contact us immediately. If we become aware of any of these conditions applying, we will contact you as soon as possible.
Good Renter Policy
As a courtesy to the owners, housekeepers, and other guests, if you are/become ill and/or test positive for COVID-19 within 2 weeks from checking out of our condo, please inform Buried Treasure Rentals as soon as possible. This information will allow us to keep our staff and future renters safe and limit the spread of the disease.
While on the beach, pool deck, within the apartment building, or while in the greater Destin area, please be courteous and use social distancing guidelines by staying at least 6 feet away from others at all times, when possible.
At all times, we have high standards when it comes to maintaining and cleaning our condos. During the COVID-19 pandemic, we will take extra measures to clean highly used surfaces in our condo and disinfect between guests. We will be using guidelines put forth by AirBnB to make sure our homes are safe for our guests: https://www.airbnb.com/resources/hosting-homes/a/cleaning-guidelines-to-help-prevent-the-spread-of-covid-19-163.
Due to our extra cleaning measures, early check-in and late check-out are not available at this time.
1. Rental Payments
Full rental payment is due upon reservation unless otherwise agreed between the Guest and the Owners. Payments may be made by debit or credit card or PayPal credits through the PayPal system. In the event of cancellation, refunds must be obtained from Buried Treasure Rentals, LLC and are subject to their policies and conditions.
Payment in Parts
Upon request, bookings can be made with multiple payments. If paying with 3 payments, 1/3 of the total rental price will be due at booking as a deposit to reserve the space. Payment 2 (1/3 of total) will be due approximately 2 months before your arrival date. The final payment for the total remaining balance will be due 1 month before your arrival.
Although Buried Treasure Rentals Staff will attempt to send reminder notices when payment is due, it is the responsibility of the guest to pay their invoice on time. Failure to pay the the first 2/3 of the payment by the indicated date will result in the cancelation of the booking. Attempts will be made to contact the guest and remind them of payment before cancellation. If the booking is not paid and therefore cancelled, 50% of the already paid amount will be reserved by Buried Treasure Rentals.
All reservations are subject to booking rule requirements. Some properties may require a weekly stay during peak season.
3. Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money and you will not be permitted to check in.
4. Check-In Time
Check-in Time begins at 4pm Central Time. At that time the electronic door lock will activate. Refer to your pre-arrival email for further information on how to check-in and arrive to the building. Due to our high standard of cleanliness, we rarely allow early check-in and there is a possibility that your accommodation might not be ready at 4pm. If your accommodation is not ready we appreciate your patience while we complete our cleaning process. There will be no discounts offered due to a late Check-in. If you would like to check-in early, please contact us to see if we can accommodate your request. Early check-in is dependent on the vacancy of the unit, we cannot guarantee early check-in.
5. Check-Out Time
FINAL check-out time is 11:00am so we may prepare for our next arrival. The electronic door lock will deactivate at this time. If you require late check-out please contact us within 3 days of your check-out. Late check-out is dependent on the vacancy of the unit, we cannot guarantee late check-out. If you choose to depart earlier, refer to your pre-arrival email with information to contact us to begin our cleaning services.
6. Cancellation of Reservations
We ask that you please contact our office as soon as possible in the event you must cancel or change properties. If you cancel for any reason at any time, you are subject to be charged a 2.9% service fee.
- If you cancel within two (2) days of making your reservation, there will be no charge for cancellation and you will receive a full refund.
- If you cancel between three (3) days of making your reservation and thirty (30) days before your check-in date, you will be issued a refund of your payment minus a 2.9% service fee.
- If you cancel between twenty-nine (29) days and three (3) days before your check-in, you will be issued a refund for half the amount of your total rental fee.
- If you cancel within three (3) days of your check-in, you will not be issued a refund.
- Refunds will not be provided for late check-ins, early check-outs, or inclement weather conditions.
For guests who have made payments in parts: Payment must be made according to the stated payment schedule. Failure to pay the first 2/3 of payment by the indicated date will result in the cancellation of the reservation. Attempts will be made to contact the guest. If payment is not made, the reservation will be cancelled and Buried Treasure Rentals will retain 50% of the already paid portion.

Are based on property features, location, and season, and can be found listed on this website. Rates are subject to change without notice. For monthly rentals, please contact us at: firstname.lastname@example.org or call us at (850) 797-8765. Cleaning charge, state and county tax, and booking fee will be added to all reservations. These fees will vary with each property.
8. Monthly Bookings
To book a stay of 28 days or more, please contact us at email@example.com. Upon confirmation of your reservation, a $500.00 deposit will be due to reserve your stay. The remaining balance of your stay will be charged 45 days before your check-in.
Cancellation or changes of reservations must be made 45 days prior to arrival for all monthly bookings.
If a cancellation is made before 45 days of check-in the $500.00 advance deposit payment will be forfeited to the owner of the rental unit.
If a cancellation is made between 45 and 30 days of check-in, the $500.00 deposit and a service fee will be forfieted, you will receive a refund for the remaining balance.
If a cancellation is made between 30 and 15 days of check-in, one half of the total paid plus a service fee will be forfieted, you will receive a refund for the remaining balance.
If you cancel within fifteen (15) days of your check-in, you will not be issued a refund. Refunds will not be given for late check-ins, early check-outs, or inclement weather conditions.
Full refunds are only considered with extenuating circumstances.
9. Hurricane Policy
Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. Buried Treasure Rentals will not issue refund of any rent payments beyond those outlined in the “Cancellation of Reservations” section of these terms and conditions.
10. Security Deposit
In lieu of payment of a Security Deposit, Guests shall supply a major credit card to be charged the cost of repair or replacement of items or other damage to the Rental Property caused by Guests or its invitees beyond ordinary wear and tear. As the Guest, you agree to reimburse the Owner for any damage to the Rental Property caused by you, your invitees, or others. Damages shall include reasonable attorney’s fees and court costs incurred by Owner or Buried Treasure Rentals, LLC as its Agent in enforcing this section.
You as the Guest shall be responsible for and assume all liability for damage, defacement, or removal of property inside or outside the Rental Property that is in the Guest’s control, unless the damage, defacement or removal is due to ordinary wear and tear, acts of the Owner or Owner’s Agents, or due to natural forces. Your acceptance of these terms and conditions authorizes Buried Treasure Rentals, LLC to charge your credit card accordingly.
Please report all damaged and/or broken items to the Buried Treasure Rentals, LLC office ASAP. Email firstname.lastname@example.org or call or text (850) 797-8765 to report any issues.
All properties are inventoried and inspected before and after Guest occupancy. We try to make sure everything is in good repair prior to your Check-in, but in the event there are any housekeeping, damage, or maintenance issues, please report them immediately to avoid additional charges and to make sure your stay is enjoyable from the beginning. Properly working appliances, electronics, HVAC, elevators, etc. are not guaranteed. If a problem arises, please contact us so we can address it ASAP. No compensation or credit will be given for temporary outage of electricity, gas, water, cable, telephone, or other utilities. Outages should be reported immediately, and all efforts will be made to have them restored as soon as possible.
Part II – Rules and Regulations
1. Maximum Occupancy
The maximum number of Guests able to sleep in beds is 6. Up to 10 Guests can sleep in the unit, however Buried Treasure Rentals, LLC and Owners are not responsible for providing extra beds or sleeping arrangements and we are not responsible for damages or harm due to sleeping in undesignated areas.
We will not rent to anyone under 23 years of age unless accompanied by an adult guardian or parent who will be staying overnight, all nights, in the Rental Property with the occupants under 23 years of age.
3. Unlawful Activity
Guests and any invitees of Guests shall obey all of the laws of the state of Florida and local laws, at all times while they are on the Rental Property including common areas of the resort., Failure to abide by the laws of the state of Florida or the rules incorporated herein, may cause Guests and invitees to be vacated from the Rental Property and forfeit all rents and security and/or deposits.
No underage drinking (under 21) or partying is allowed on the Rental Property. If Buried Treasure Rentals, LLC is made aware of these activities, we will be forced to remove the Guests from the Rental Property. All rental payments and deposits will be forfeited. Guests and invitees in violation will be removed by local law enforcement or the security company employed by the resort.
4. Neighborhood & HOA Rules
Our rental property is located within a neighborhood controlled by a homeowner’s association. The associations have rules and regulations in place to keep all Owners and Guests safe, and these rules must be followed at all times. If you have questions, please contact Buried Treasure Rentals, LLC to ensure compliance. If rules are not followed, then the Guests will be responsible for actions and/or fines enforced.
You agree to comply with all obligations imposed on you with respect to maintenance of the Premises, including but not limited to, the following:
a) keep the Premises as clean and safe as the conditions of the Premises permit, and cause no unsafe or unsanitary conditions in the common areas and remainder of the Premises that you use;
b) dispose of all ashes, rubbish, garbage and other waste in a clean and safe manner; (c) keep all plumbing fixtures in the Premises or used by the Tenant as clean as their condition permits;
c) not deliberately or negligently destroy, deface, damage or remove any part of the Premises or render inoperable the smoke detector or pool alarm, if applicable;
d) comply with all obligations imposed upon the Tenant by current applicable building and housing codes;
e) be responsible for all damage, defacement, or removal of any property inside the Premises that is in Your control unless the damage, defacement or removal was due to ordinary wear and tear, acts of the Owner or Agent, defective products supplied or repairs authorized by the Owner, or natural forces;
f) notify Agent in writing of the need of replacement of and/or repairs to a smoke detector and replacing the batteries as needed during the tenancy.
You agree not to use the Premises for any activity or purpose that violates any law or governmental regulation and may use the Premises for residential purposes only and you will not exceed the occupancy allowed for the Premises. Your breach of any duty contained in this paragraph after commencement of tenancy shall be considered material and shall result in the termination of your tenancy with no refund of rent.
6. Parking Pass
You will be given a parking pass at the Security Gate for the gated Resort property upon initial Check-in to the property. The parking pass will be valid for your entire stay and must be displayed on the dash of your vehicle. Each vehicle that enters the property must obtain a parking pass. Motorcycles, RVs, trailers, and non-registered golf carts are NOT permitted on the Resort Property.
Our property has internet access. We do not, however, guarantee internet connectivity due to service being provided by an outside vendor, restrictions from personal computers, or other factors may lead to interruption of internet service. In the event the internet service is inoperable, we will do our best to troubleshoot over the phone, but if further assistance is needed the guest will be responsible for contacting the internet provider. No refunds will be given due to the loss of internet service.
8. Swimming Pools
Please be advised that there is a swimming pool and hot tub located on the lower floor (L) in the back of the building. NO lifeguard/safety personnel are provided. Guests use the pool and other amenities at their own risk! Guests agree to indemnify and hold harmless Buried Treasure Rentals, LLC and the Owners from any claim/loss or expense (including attorney’s fees and court costs) by Guest and Guest invitees.
The pool is to be used by registered Guests and Guest invitees only. No glass is allowed in the pool area. Refer to the posted signs for pool hours and be considerate of neighbors. Please rinse off sand using outdoor showers before you enter the pool and when returning from the beach. Music volume must be kept at a reasonable level.
Diving or jumping into the pool or hot tub may result in head, neck, or spinal injuries. As the renter, you accept the risk of the pool and specifically agree that no minor will swim in the pool unaccompanied by an adult. Please follow all rules and regulations posted in the pool and hot tub areas. Tampering with pool equipment may result in injury and/or a fine. All pool equipment must be operated by a licensed professional.
Please be advised that there is beach access and open water on the lower floor (L) past the pool deck. NO lifeguard/safety personnel are provided. Guests enter the beach at their own risk! Guests agree to indemnify and hold harmless Buried Treasure Rentals, LLC and the Owners from any claim/loss or expense (including attorney’s fees and court costs) by Guest and Guest invitees.
Swimming in the Gulf during yellow, red, or double red flags may result in drowning and death. As the renter, you accept the risk of the Gulf and specifically agree that no minor will swim in the Gulf unaccompanied by an adult. Please take note of flags and surf conditions before entering the water. For more information regarding the meaning of surf condition flags, visit: https://www.swfd.org/beach-safety/surf-conditions. Buried Treasure Rentals, LLC and the Owners are not responsible for poor surf conditions during your stay.
10. Spring Break
During Spring Break, all rentals by students or young adults (under 25) must be accompanied by at least one (1) responsible adult who, by agreeing to these terms and conditions, agrees to be responsible for any and all actions or damages incurred by the other Guests. This parent or adult must stay overnight, all nights, in the Rental Property and is expected to accompany the Guests under 25 during most activities.
Reservations made under false pretenses are null and void and check-in will not be allowed. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay. All violators will be evicted, and all rental payments and additional charges will be applied. Guests will be subject to inspection by Buried Treasure Rentals if it appears that these conditions are not being met.
Your vacation accommodations will be cleaned to quality standards prior to your arrival and after your departure. You will be responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at check-out. We respectfully request that you remember you are staying in someone’s home during your vacation; please treat it with the care you would your own. Additional cleaning services are available for an additional cost.
Although linens are furnished, please bring your own beach towels and beach blankets, as linens are not to be removed from the unit. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners, paper towels, toilet paper, soap, laundry and dishwasher detergent are provided. Extra items needed are the responsibility of the guest.
13. All Units
Our vacation rentals are individually owned and furnished. Please do not rearrange the furniture, take items outside that are a part of the interior decor, or move items from one unit to another unit. Units may have one or more lockers/ closets that are reserved for storage of owner’s property. These lockers/closets are NOT included in the rental.
Is strictly prohibited. No smoking is allowed within the unit or on the balcony. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in your unit.
In order to accommodate Guests with pet allergies, pets are not allowed in this property. You will incur an additional charge for carpet cleaning, deodorizing, and damages if any evidence of pets is found in your unit.
No gas or charcoal grilling is allowed in the Rental Properties or its balcony. There may be community grills available for your use in the lower level patio area.
17. Units may not be sublet
No subletting allowed.
18. Items Left in Unit
Buried Treasure Rentals, LLC is not responsible for personal items left in a unit. If you wish to have them returned, shipping costs will apply. We will try our best to return items in a timely manner. We cannot guarantee the return of all items.
19. Good Neighbor Policy
Rental properties are located in neighborhoods that include both short-term guests and year-round residents. Please be sure to observe all rules and regulations, which are provided for each property. All Guests, as well as Owners, are required to conform to all rules and regulations of the properties. Violators are subject to eviction. Please do respect the rights and space of nearby homeowners and other vacationers.
a) Parking is allowed in your designated area ONLY. Some properties allow only two (2) vehicles, no boats, and watercraft or RVs. Specific properties have vehicle restrictions. Please ask about allowed parking for your accommodations, especially if you are taking a multi-family vacation, traveling with leisure craft, or will be parking more than two vehicles at your vacation residence at any time during your stay.
20. Guest acknowledges
Buried Treasure Rentals, LLC is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft, vandalism, or damages to the guest’s personal property.
21. Check-Out Instructions
To avoid additional charges upon Check-out:
a) All garbage and debris must be removed from the Property and properly disposed (follow signs for trash chutes near elevators).
b) All soiled dishes shall be placed in the dishwasher and the dishwasher must be started.
c) Close and lock all outside doors and windows.
d) If you leave items in the Property and wish to have them returned, you will be responsible for the shipping charges (see item 18). Buried Treasure Rentals, LLC is not responsible for personal items lost.
e) Please leave the Property as you found it; excessive Check-Out cleaning may be an additional charge.
f) If you received tram cards in the amount of how many bedrooms the rental has plus 1, please leave that same number of tram cards in the rental when you leave, or you will be charged $10.00 per missing tram card.
g) If you received pool bracelets in the amount of the number of people the condo can sleep, please leave the same number of bracelets in the condo when you leave, or you will be charged $10.00 per missing bracelet.
Important: Your accommodations are at the Sandestin® Golf and Beach Resort. This reservation does not include the Sandestin® amenity card/Resort Key Card. BURIED TREASURE RENTALS, LLC is an independent company that is not affiliated with, sponsored by, or associated with any entity containing the word “Sandestin.” Any use or reference to the word “Sandestin” is in the dictionary or factual sense to identify a property or location and not to suggest any affiliation with any Sandestin® branded entity, product, or service.
Part III – Miscellaneous
1. Authorization to Charge Credit Card
Buried Treasure Rentals, LLC reserves the right to charge the credit card that was used to process this Reservation for any damage done to the Property, its contents, any items missing, and any fines incurred during your stay resulting from the violation of rules.
2. Permission to Enter Property
The Buried Treasure Rentals, LLC agent or authorized persons, may enter the Property to make repairs.
Buried Treasure Rentals, LLC is the Agent of the Property Owner and is acting at all times, in and for the best interest of the Property Owner and Buried Treasure Rentals, LLC. Buried Treasure Rentals, LLC will not be held responsible for acts of theft, vandalism, or damages to Guest’s personal property.
4. Special Events
Weddings and special events must be approved by the Owner and homeowner’s association. A Reservation does not obligate the association to approve an event. Please contact Buried Treasure Rentals, LLC if you need assistance with a special event. Guests shall not have parties or events at the home without obtaining prior written approval from Buried Treasure Rentals, LLC. Weddings, cocktail parties, receptions, welcoming events, etc. may require Owner approval, payment of additional fees and an additional written agreement.
Upon the confirmation of your reservation please provide Buried Treasure Rentals, LLC with the names and ages of all Guests who will be staying in the Rental Property. This information will be used solely for security purposes.
6. Hold Harmless
Neither Buried Treasure Rentals, LLC nor Owners resume any liability for loss, damage, or injury to persons or their personal property, nor for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable services, electricity, or plumbing, or as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
7. Additional Terms and Conditions
The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Buried Treasure Rentals, LLC and Owner from any and all liabilities, claims, demands and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her invitees as a result, or in connection with the occupancy of the Property and agrees to hold Buried Treasure Rentals, LLC and Owners free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, the principals, agents, successors or assignees of the prevailing party shall be entitled to recover reasonable attorneys’ fees and costs, through all appeals. This Agreement shall be governed by and construed and enforced in accordance with the laws of the State of Florida. Buried Treasure Rentals, LLC reserves the right to terminate this Agreement upon its discretion at any time.
Buried Treasure Rentals, LLC reserves the right to edit comments on Website and all Social Media outlets.
9. Binding Nature of Agreement
All of the terms, covenants and conditions of this Agreement shall be binding upon and inure to the benefit of the parties hereto and their respective heirs, legal representatives, successors, and assigns.
Any headings used in this agreement are for convenience of reference only and shall not be construed to alter or affect the meaning of any of the provisions. All reference to the singular shall include the plural, and vice versa. The parties agree that this Agreement is the result of negotiation by the parties, each of whom was represented or had the opportunity to be represented by counsel, and thus, this Agreement shall not be construed against either party because of authorship.
11. Written Exceptions
Any exceptions to the terms of this Agreement must be approved in writing in advance by Buried Treasure Rentals, LLC.
12. Subject to Change
Accuracy of printed, published or web-based material, including rates, outside of this Agreement are not guaranteed and are subject to change.
Part IV – Grocery Delivery Terms & Conditions
Orders should be placed at least 72 hours in advance of the check-in date. Last minute deliveries are available for an additional fee. Last minute deliveries will be available from 72 hours to 5 hours before scheduled check-in (must be ordered before 10am on check-in day).
2. Purchase Minimum
A minimum of $10 (before service fees) is required for grocery delivery.
You order will be delivered and put in the refrigerator before your check-in time.
Cancellation of your order must be done within 48 hours of your delivery date. If you cancel your order after the groceries have been purchased, you will be responsible for the price of the groceries and services rendered.
5. Product Requests
Please be as specific as possible when placing your order. Our personal shopper will do their best to select the products you have requested. If you have special instructions, please leave a comment in the special instructions field. If your request is not available, our shopper will attempt to find a substitute to be purchased upon your approval.
6. Allergies or Dietary Restrictions
Please leave a specific note if you have allergies or dietary restrictions of which our shopper should be aware.
7. Price Approval
Before the purchase of your order, our staff will verify the price of each item, which will be sent to your e-mail for your approval. Once confirmed, our staff will shop for the items indicated in your order. The client is responsible for carefully verifying each item on the list sent to their email. The company is not responsible for items that were not verified.
8. Brand Requests
By default, the supermarket brand will be purchased for all order items. If there is no supermarket brand, the least expensive brand will be purchased. If the client wishes us to purchase a specific brand, the name of the brand should be specified in the comments box, identifying the brand and/or type of item desired. If the brand or item is not available, our staff will offer a substitute item for client approval.
9. Damaged Items
The staff will verify that each item is correctly packaged and verify the expiration date of each item. Nonetheless, the company is not responsible for possible damages made by the client.
10. Order Confirmation
Online orders will be confirmed immediately upon receipt. Offline orders will be confirmed by phone or email within 24 hours of receiving your shopping list.
11. About the Fees
The company will charge the following service fees:
a) Regular Grocery Delivery
$20 (delivery fee) + Grocery Bill + 15% of bill (service fee)
b) Grocery purchase from store other than Publix
Regular Grocery Delivery Fee + $10 store fee
c) Grocery purchase from multiple stores
Regular Grocery Delivery Fee + $10 per store
d) Last Minute Grocery Delivery (between 72 hours before check-in until 10am on check-in day)
Regular Grocery Delivery Fee (plus B & C if applicable) + $20 rush fee
12. Additional Terms and Conditions
By ordering products through our grocery delivery service, you therefore accept these terms and conditions. Buried Treasure Rentals, LLC and Owners are not responsible for injury, loss, damage, or other harm resulting from the purchase of any item approved by the Guest. The Guest, for himself/herself, his/herself, assignors, executors, and administrators, fully releases and discharges Buried Treasure Rentals, LLC and Owners from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss or damage by whatever nature which has or have occurred, or may occur to the Guest, or any of his/her invitees as a result, or in connection with the delivery and consumption of groceries or services and agrees to hold Buried Treasure Rentals, LLC and Owners free and harmless of any claim or suit arising therefrom.
I authorize Buried Treasure Rentals, LLC to charge my credit card for goods purchased and applicable service fees.
